Check your water heater and hot water supply to ensure the temperature is lowered to around 120 F. Not too low, but a few degrees will shave a little something off the utility bills and help offset the seasonal increase in electricity usage

Here’s a great fall plumbing tip.  Once the leaves are done falling – make sure to clean out gutters, window wells and yard drains. The compacted leaves hold water and slow the flow of water away from your home. By cleaning these out you can avoid stoppages in your sewer and drain lines.

If you’re going to be away from your home for several days, turning down your water heater is a great way to save energy. Don’t forget to turn it back up when you return!

Happy Thanksgiving! – As it gets colder remember that water pipes located next to outside walls are often subjected to freezing temperatures. Any plumbing in a garage or other unheated area such as a crawlspace should be wrapped or insulated.

• Extend the life of your hot water heater by draining 3-5 gallons of water out once a year. A water heater that is maintained will last longer and work more efficiently.
